A better mortgage rate is welcome news. But if you're shopping for a coastal condo, there's another approval that matters: the building's.

Your mortgage preapproval and the condo project's eligibility are separate pieces of the purchase. Checking both early can help you compare properties with a clearer picture of financing and ownership costs.

A rate headline is not your loan quote

For the historical context in my October 29 newsletter, Freddie Mac's October 22, 2026 survey reported a 7.32% average 30-year fixed mortgage rate, down from 7.40% on October 15. Those are dated national survey averages, not today's rate or a quote for your second home or investment property. Ask your lender for terms specific to you and the property.

Your lender also reviews the condo project

Fannie Mae retired Limited Review for loan applications dated on or after August 3, 2026. Established projects previously eligible for that process must use Full Review or, when eligible, a Waiver of Project Review.

Freddie Mac retired Streamlined Review for mortgages with application received dates on or after August 3, 2026. Its other review paths and eligible exemptions remain. This does not mean every condo requires the same review or that borrower preapproval guarantees project eligibility. Your lender should confirm the applicable path.

Keep Florida requirements separate from Alabama

That distinction matters when comparing condos in Pensacola, Perdido Key, Orange Beach or Gulf Shores. On the Florida side, applicable buildings also have structural inspection and reserve-study requirements.

Florida DBPR explains that milestone inspections generally apply to residential condominium and cooperative buildings of three or more habitable stories at age 30, or age 25 when the local enforcement agency requires it, with subsequent inspections every 10 years. Applicable residential condominium associations with buildings of three or more habitable stories also need structural integrity reserve studies. Exceptions and building-specific timing matter; confirm applicability with the association and qualified professionals.

Those Florida rules should not be carried across the state line. The association's finances deserve attention on either side.

Compare the full ownership cost

My suggestion: check the budget, reserves, insurance, assessments and financing options early. Then compare the full ownership cost, not just the asking price and mortgage payment.

For a primary home, that means a payment you're comfortable living with. For a beach getaway or rental, it also means checking rental rules and allowing for expenses and time without rental income.

Let me know when you're ready to talk about finding the right property for you.
