Purple Parrot Condo Sold for $332,500 in 30 Days | Perdido Key
The property
A two-bedroom condominium at Purple Parrot Resort in Perdido Key, Florida.
The challenge
Marketing a resort condominium requires more than comparing its square footage against recent sales. Buyers may also consider furnishings, maintenance requirements, condominium expenses, rental restrictions, and the property's potential as a vacation rental.
My approach
I evaluated comparable condominium sales and competing listings, taking into consideration the property's condition, furnishings, location within the resort, and appeal to prospective buyers.
Drawing on my experience in vacation rental management, I was also able to discuss operational considerations that traditional residential listing descriptions often overlook.
The negotiation
During the transaction, inspection findings raised questions about certain property repairs. My role was to help communicate those findings, coordinate with the parties involved, and work toward terms acceptable to my client.
The outcome
The two-bedroom, 2.5-bath condominium at 13555 Perdido Key Drive, Unit 11A, closed on July 2, 2026, for $332,500, representing approximately 95% of its original $349,900 asking price.
The property spent just 30 days on the market before selling for approximately $288.63 per square foot.
This transaction provides a recent example of pricing and buyer activity within Purple Parrot Resort, offering useful market data for owners considering selling their condominiums and buyers evaluating comparable properties in the community.

What buyers and sellers can learn
A resort condominium's marketability involves more than its asking price. Understanding the property as both real estate and a potential rental investment can help buyers and sellers evaluate the transaction more thoroughly.
